How much do you charge for your services?

We charge one month of rent plus service tax from the owners for every 11 month duration. This service fee covers all services including acquisition of tenants, inspection and maintenance of the flat and minor repairs each time a tenant vacates except Painting and Major repairs.

For what duration will you be managing my apartment?

We will be managing your flat for any period ranging from one to five years depending on your choice and comfort.

How will the monthly rent for my apartment be decided?

The rent for your flat will be mutually agreed upon based on the current market rate for similar flats in your apartment/complex.

What will you do if there is any major fluctuation in real estate prices?

In case of major market fluctuations like a sudden recession or boom in real estate prices, both parties can re-negotiate the terms of the agreement to change the rent to a fair value according to market rates.

Will you start paying me rent as soon as I hand over the flat to you?

After the deal is confirmed, we need an initial period of 20 days to complete the document formalities and to find a tenant for your flat. We will start paying you the rent after 20 days from the receipt of the deal confirmation in writing or as soon as the first tenant moves in, whichever is earlier. Once the first tenant moves in, you will receive the rent continuously irrespective of a situation where the tenant vacates in between and your flat remains empty for some time till we find another tenant.

Will I get rent even if my flat remains vacant for several months?

Yes, there will not be any discontinuity in the rent.

Will I be able to inspect my flat while it is occupied?

You can inspect your flat at any reasonable time by giving us a prior intimation.

Who will be responsible for the maintenance work of the flat? Will I be charged additionally for maintenance?

Regular maintenance of the flat such as plumbing, electrical works, painting and cleaning will be taken care of by us at no additional cost to the owners once the flat is handed over to us in a good condition.

Will my flat be used for commercial purposes?

No. Your flat will be used only for residential purposes.

How will you ensure that the flat is not damaged by tenants?

We have a dedicated team who takes care of the maintenance of the flat managed by us. Our team conducts a periodic inspections and maintenance checks of your flat. In case the team is of the opinion that any item in the flat needs repair then we take an appropriate action to ensure that such repair is done in a timely manner in order to prevent any damage.

If the apartment suffers any major damage while being rented out, who will be responsible?

It will be our responsibility to repair any damage caused by the tenants. However, in case of any natural damage like cracks or seepage, the owner will have to bear the cost of repair.

How much do you charge the tenants?

We charge one month of rent from the tenants as our fee towards the cost of all the services offered.

How do you justify your service charges?

The one month of rent that we are charge you per eleven months is inclusive of the cost of acquiring new tenants, cost of inspection and maintenance and cost of rent paid during the vacant period. We also take care of rent collection and handling tenant complaints. You will not be required to pay anything extra for these services.
